all that said; there's not much in bucks county who's first digit of the price is a one; let alone a single detached. the rehab is a pretty simple one that can be done quickly and probably in the 30k range. i would do roof, siding, windows. drywall, paint, lvt, mid grade kitchen and bath. full basement, sound foundation. systems work; i would get it rented then add mini splits for ac when it gets hot and after you have recouped some rent. cfk is probably the quickest and best way to get it vacant; but there will still be a good sized clean out; in and out after. i think it’s a good one for someone who needs to buy something; you’ll definitely pick up some equity after rehab. and it’s a great rental.
