Title insurance protects against loss from hidden defects in title to real property that are not discovered during the title search such as undisclosed heirs, fraud or forgery, or alterations of instruments. Unlike most insurance policies, title insurance is a one-time cost. This is because title insurance insures against defects in title occurring before the effective date of the policy; it does not insure against future losses.
